Otatara Sub-division proposal

The Invercargill City Council has received a resource consent application to subdivide approximately thirty hectares of land at 60 Otatara Road into 77 allotments, 76 of which will be residential. The applicants propose to carry out the subdivision in seven stages, and have requested public notification of the application, which gives an opportunity for all interested parties to make a submission.

The proposed lots vary in size, from 1072m2 to 6043m2.  The site is located within the Outer Control boundary of the Invercargill Airport, where the District Plan requires a maximum density of one residence per 10,000m2, so the Lots do not meet the standards for density.  The proposed subdivision is therefore a discretionary activity.

The applicant anticipates that some of the dwellings will be over 200m2.  The site is within an area identified as containing outstanding natural features and landscapes, and contains sand dunes.  The District Plan states that within this area structures shall have a footprint area of less than 200m2, so for this reason land use resource consent is also required.  

Two new roads will be used to access the allotments: an extension of Korimako Avenue to the east of the site, and another road off Otatara Road to the west.
